My philosophy for real estate is simple: if you provide exceptional service, your clients will become your greatest advocates. This creates a cycle of repeat business and referrals that sustains a long-term career.


I apply that same logic to our company. If I provide my agents with the support and freedom they need to succeed, they will naturally share that experience with

other industry professionals looking for a better way to work.

 

Every real estate company claims to be #1 in some way, but does that actually benefit you or your clients? Unless you rely on a company for leads, you are likely like most agents:




generating your own business through personal connections, referrals, and your own hard work.

Fees vary for individual agents, teams, referrals, and mere postings. If you are an agent looking for current rates, please contact me directly; I am happy to share those details. This isn’t a "bait and switch" tactic - I simply prefer to keep our internal professional rates off public-facing pages. I think you will like what you hear.

You only pay on a "per deal" basis. To be clear: if you were with Logic Realty and didn’t close a transaction for five years, you would owe us nothing (though I certainly wouldn’t encourage that!). The only other recurring cost is an $80.00 annual General Liability Insurance fee.

The bottom line is that most real estate companies essentially do the same thing: process paperwork, manage daily tasks, and pay out commissions. We are no different in that regard, but we do it more economically.

By maximizing an agent’s net income, we decrease the chances of having "too much month at the end of the money." We are a full-service brokerage handling everything from residential, rural, and agricultural sales to commercial leasing. Our structure is simple: no graduated splits, no shares, and no "smoke and mirrors"—just a straightforward fee-per-deal system that works. I like simple.

Yes. Logic operates as a cloud-based brokerage, eliminating the overhead of a physical building. With today’s technology, your geographical proximity to an office no longer matters. Most agents access paperwork from a home office and meet clients at their homes or a coffee shop to sign documents electronically.

COVID-19 proved that the old office model isn't a necessity. No building means no monthly desk fees, which means more money stays in your pocket to save, invest, or spend on a well-deserved vacation.

In that case, Logic Realty is the logical choice. We are based in Edmonton, and aside from licensing fees paid to RECA, AREA, and CREA, your money stays local. Our agents live and work throughout the Greater Edmonton area. We are as local as it gets.

In 1987, a trainer told me: "If you do a good job for your clients, they won’t care where you work." He was right. Your clients stay loyal to you, not the logo on your business card.

The "no-name" objection usually comes from brokers at larger firms trying to dissuade agents from leaving. If a big-box brand feeds you enough leads to cover their high fees, staying might make sense. But if you are self-generating your business and still paying huge splits, it’s time to reassess. Personally, I believe the agent should get the credit, not the brand.

No, it is not. This is not the place to launch a career. We cater to experienced agents who have "been around the block," are familiar with Edmonton and area market trends, and are comfortable with industry forms and regulations. New agents require mentoring that we aren't equipped to provide. I would rather turn you down than let you down. (The only exception is if a current Logic agent agrees to take you under their wing.)

Most expectations are outlined in our Policy Manual. There are no sales quotas; as an independent contractor, you determine your own volume. I expect everyone to conduct business professionally, follow regulations, and abide by the "Golden Rule." I have little patience for agents who allow the almighty dollar to cloud their judgment.

Beyond staying out of court, my biggest concern is paperwork - specifically ensuring FINTRAC and deal files are correct and on time. We provide checklists that address 99% of all issues; if you follow them, life is good. This is not a daycare center, and I prefer not to hound agents for incomplete files.

If I’m being honest, it’s my habit of not answering the phone for unknown numbers due to the volume of spam calls. If you call, please leave a semi-detailed message. If you just leave a "Hey, it's Tony, call me back" message, I probably won't. Leave a message, and I'll get back to you.

We offer a 100% commission structure. It doesn't make sense to take a split when there is no desk fee. If you are part of a team, the commission is divided according to your specific team arrangement.

Commissions are paid as soon as the funds clear our account - usually within a few business days. Options include:


  • Secure mailbox pick-up
  • Standard mail
  • Direct deposit (easiest via Servus Credit Union)
  • Courier or e-transfer (fees/conditions may apply)
  • Full Conveyancing: We prepare all letters and paperwork for lawyers and other brokerages.
  • Detailed Checklists: Ensure you never miss a step during a listing or an offer.
  • "Scoop-Proof" Website: Our site links people directly to you. No calls are filtered through the office.
  • Google Drive Resources: Access PDF forms, pre-worded terms, and A-to-Z reference materials 24/7.
  • Secure Mailbox: A reliable spot for drop-offs and pick-ups.
  • Supplies: Most signage and supplies are kept in stock for immediate pickup.

No. We focus strictly on real estate sales. If you have property management questions, I recommend contacting Conrad Langier at MyVic Real Estate (780-937-2730). He’s the expert; I prefer to stick to what I know.

It depends on whether your current brokerage allows you to take your listings. Once you have that conversation, the actual reinstatement to another brokerage takes minutes and currently costs less than $210 (plus any specific RECA/RAE requirements).

Unless you owe the brokerage a debt (which is hard to do here), your non-pending listings go with you. I’m not in the business of upsetting your sellers for the sake of a deal fee. If you leave, I’d be more concerned with why you’re going, as it doesn't happen often!

I have seen many agents get trapped in an uphill battle with debt at big firms. I cannot give you legal advice, but I can say that if I were in that spot, I would switch to "stop the bleeding" of monthly fees and then work out a payment plan with the previous broker.

Don't just take my word for it. Contact any of our Logic agents and ask them for their honest opinion. That's the most logical way to do your due diligence.
